Yes, even if you buy a physical copy there is a hefty download needed to play with occasional updates after that. The original download to play is somewhere in the neighborhood of 100 GB.

The game can be purchased on disc....but it still requires a large download. You will need internet connectivity for your Xbox to fully install the game.
