Just buy a Microsoft Flight Simulator redeem card from Best Buy, that's all you need. Don't worry about Game Pass.

Sorry, there was a problem. Please try again later.I purchased the windows 10 version and didn’t mess to pay extra. I did have to use my Microsoft account in order to download the game, but there wasn’t an extra charge.

Depending on your download speeds (hopefully its 100 megabytes or more) it will take about 4 hours to download. I use the software from a keyboard only and it's a pain to use.
