You should be fine with two. Even though one can cover the square footage, the number of floors might make for weaker coverage. If you get two and then find that it isn't enough, you can easily by a second satellite and attach it to the router.

If you have over 100 meg internet service and have 20-30 devices in your home you should use two of the Nest Routers. The Nest Router has a 4x4 antenna system on the 5 GHz which will give you great through put on your devices. There is a kit with a router and a Point that saves you a little bit.
