Id get the router + 2 mesh pack. The manufacturers are always overstating devices capability. No way it would work on a 5200 ft2 home as its just meeting my needs in my 2000 ft2 home

You can connect Nest Wifi directly to your modem with the Ethernet cable to set it up and broadcast your Wi-Fi network. If your modem is a modem/router combo, we recommend disabling the Wi-Fi functionality of the combo or putting it in Bridge mode to avoid Double NAT as it may cause connectivity issues. Ideally, Nest Wifi router can cover up to 2,200 sq ft and 1,600 sq ft for one Nest Wifi point. But where they are placed, the layout of your house, and physical obstructions can impact the total coverage. Keep in mind that barriers like heavy furniture and walls made of thick concrete or brick can influence Wi-Fi performance.
