This modem is NOT a model you can replace for your xfinity modem. Best way to find a supported modem is to go to mydeviceinfo.xfinity.com and select from the list

Yes. If you have your own router you don’t need to rent one from the internet provider. You would come out better owner your own router trust me.

That depends, if your router is a WiFi only router yes. But if your leased router is also your cable modem, no. You can purchase a separate cable modem as well.
