“I have an old Yamaha amplifier/receiver (1989!) and it is connected to 4 pair of speakers in ceiling of 4 rooms. It also can switch to surround sound in TV room. Can this unit do the same number of speakers and surround sound also? Thank you”

Yes this receiver can do multi room. You can have surround sound in one room and as long as you have impedance match volume controls are an impedance match speaker selector then it can also power a zone 2.
