• That sounds like far more than this unit can cover. However, you should measure the length and width of each of those rooms, multiply them length times width and add up the results to see how many BTUs you need. This 12,000 BTU unit can cover about 550 square feet.

• no not all of that , living and kitchen yes , get smaller units like the 6000 for the bedrooms
