You will be dropping a lot at 40yds. I WOULD LOOK INTO RUNNING A HARD WIRE OR A COMMERCIAL LEVEL PRODUCT LKKE UNIFI ETC. . DISTANCE WILL SLOW YOUR SPEED

The Netgear works great in our apt. 35 ft away and 2 rooms away from our router. Can’t believe it would work in another house 40 yds away.

Best Buy has many different routers - more expensive & more expansive. Talk to the guy in Best Buy. They’re very helpful
