Phone response to the app is quite slow; that may be part of your problem. I am unclear about what kind of cable you are referring to and what sort of device you are connecting. Hooking up to a PC by Ethernet cable is a piece of cake. Running an HDMI cable that distance to a TV/Monitor is doable, but not cheap.

So long as the DVR is hardwired to your router/modem using Ethernet cable you should be fine. The exact distance of the DVR from the router, within reason, should not be an issue so long as it is connected.
