The unrated version is included in 4K and almost exclusively adds more gore/violence to the theatrical, which is why we're all here anyways, am I right? Digital versions of the unrated seem to be capped at 1080 so this appears to be the exclusive 4k unrated option. I wish this had atmos or something that included dedicated height channel effects in the audio mix. Its just normal 5.1 surround, but it DOES boom, DOES use the heck out of the surround channels, and was upscaled to include some height effects by my A/V receiver. The movie itself is more like a 6/10 but for Evil Dead fans and gore fiends its at least an 8/10.
