Does this work with homekit? null

Yes, I have one and it works great with HomeKit.

Yes. If you are not planning on using Alexa or google do your self a favor and avoid the app. Set everything up through HomeKit. However if you are using Alexa or Google you must have the devices added to the app to get those services to detect your devices.
