As long as you have a PS5 with the blu-ray disc drive, you can use and play the physical disk. Unless there is a note on the game, you do not need to download a code in order to play a game (disc) on your PS5. If you have a digital PS5, then you would need to download games online on Playstation Store. From what I have seen, you cannot play and use discs on a digital only PS5. If you have a disc version of a game, you can only play that game (and installed) on the $500 PS5 with a blu-ray drive. You do not have access to a download code and be able to play such disc version game on a digital PS5. You would need to purchase the digital version of such game separately on the Playstation Store and be able to play the game on the $400 digital PS5. I hope my answers helped.
