I have no idea about gaming, but I have a 3-story wood frame house, and my AppleTV 4K (but connected to an HD TV) streams beautifully on the third floor while connected to a satellite directly below on the first floor.

There are other factors besides distance to consider: construction material, other wireless interference, etc. I have the Orbi set up in a similar situation. I have a brick home with a detached garage that has an apartment above it. The detached garage has vinyl siding. They are 60 feet apart. I have the Router in the middle of my 4500s.f. home and I have the Satellite set up close to the house wall that faces my detached garage. I do not have ps4 or ps5 but 4k streaming and my Nest camera that is in my detached garage all work fine.
