Just connected mine today and I have HBO Max. Didn’t need to download anything. They give you a code to enter and it was preloaded in the roku menu. It even transferred my old account to the new device when I signed in.

When you go through the initial setup you will select all the streaming services you belong to such as Disney Plus, Amazon Prime Video, and HBO MAX. They even offer apps from your local cable provider such as AT&T and Xfinity.
