You're right; it would deliver to the entire house, but you can use the sensor(s) to make sure it turns on/off based on the temperature in specific rooms.

The sensors can be selected to average all sensors or only certain ones for primary higher weighting on the temperature calculation. Example; I have bedroom sensor primary temperature control during sleep time and then during home time all sensors equal for total home comfort.

For example, the main thermostat on your main level could read a temp of 70 and the sensor downstairs could read a temp of 62 so the ecobee3 will average the temps and work to manage the HVAC to reach the desired temp throughout the home. In addition, the sensors detect activity and external temperature to help determine the optimal temperature for your home. The ecobee3 app has a ton of options for schedules, home/away, and vacation settings.
Sorry, there was a problem. Please try again later.The thermostat averages the temp of all sensors to turn the HVAC unit on and off at the preset levels. The more sensors distributed throughout the house the better the unit works. I use four, but you need at least one upstairs and one downstairs if you have a two story home. If you have a ranch then place the main unit in the middle of the home and two on each end. You can control which ones participate in the temp averaging.

What the ecobee will do is utilize the sensors you have told it to use at that time, to choose which room temperatures to average out into an overall house temperature. And then it would heat or cool based on that averaged temperature. Where that comes in very handy is when everyone is in one room of the house and the ecobee can automatically turn off the sensors in the other rooms so that it's specifically using the temperature of the room you are currently occupying rather than basing the temperature of the entire home on the hallway it is mounted in.
