“What is the width of the unit with out the flaps even installed on the unit, no flaps just with the top rail, please I need a specific answer and please don't count the flaps at all”

It's about 23-1/2 inches wide without the side parts. I installed ours without them, using solid panels to fill the gaps on the side, because our window was too narrow to use them. (I also think the installation looks better with solid panels caulked in)
