“I want to do my personal taxes which also includes rentals, self employed (Realtor), and I also have to file a C corp and an S corp. Does this Tax Premium & Business 2020 version do all 3 returns? S corp, C corp. and my personal with my biz as realtor.”

Yes, unless they changed it from last year, it does all of the above. I used it for my personal, rental property, and LLC. It is split into two programs once installed. One does personal and basic business. The other does S-Corp and C-Corp if I remember correctly.
