This thermostat does not support multi-zone or remote sensors. You'll have to upgrade to the Honeywell T6 for that.

With the T5, you would need 3 to control 3 zones as they do not have external temperature probes. You may be better off going with the Ecobee or Nest systems and purchasing external temperature probes to go with them for the other 2 rooms.
