Does this include a disc or a code in a box? null

It comes with a physical disc that has 37GB of game data on it.

If the description is accurate, says format is "physical" so that should mean a disk. Now if the full game is on the disk is another question, but it says content is "full game'. Lately MS has used some disk games as a key code basically, while PS5 tends to have the game on the disk. Might be able to return it if the description is inaccurate- you go to install it and game isn't on disk- but I'd ask Best Buy policy that before dropping the $70.
