“Does this unit depressurize the room it is in? My understanding is that portable ACs went from 2 pipes to 1, omitting makup air. We are using it in a super-tight accessory dwelling unit, and air leaks don't exist. We will have an ERV for fresh air.”

This unit does not depressurize the room it is in. There is one pipe that takes in the air and it needs to be vented outside through a window.
