I have received notifications from the cam from across the room (15ft) when someone simply approached my front door with the door closed, car backing out of their driveway across the street. You can adjust the sensitivity to the level you need or want.

Probably not. The sound coming out of the camera speaker is not super loud, loud enough to hear in a room, but not through a window.

One of my cameras face the street from inside the building. I can hear passing trucks, the lawn mower next door, etc. with all the windows and doors shut, on both my computer and iPhone app when I am away from the building

Yes, but at a lesser volume - especially if the window is double-paned.
