The dimensions are 10 ft X 30 ft with 9 ft ceiling. located in a metal building. in Houston TX. 90 degree av temp 3 to 4 months per year. Office is drywall with moderate insulation. Older 8000 BTU is not able to keep up.”

• You only need the sq. footage of the floor. Here's a good guide that I used: https://www.energystar.gov/index.cfm?c=roomac.pr_properly_sized

• I think you need a 10,000 btu unit. Using this in my office that is about 500 sq.ft. It should compensate for the fact that you are in a metal building.

• You are gonna need a big one as in 24,000 BTU. There are a few apps for calculating how many BTUs you may need.
