Yes it is. You would need this one if you have phone.

You must check against the Xfinity site for "certified" usable replacements in order to avoid compatability issues.

Yes, and this unit will allow use of Comast IP phone. If you do not have a phone with Comcast, you can get a different, cheaper model. I installed mine last month, and you will need tech support from Comcast to do the swap.
