If your wiring in your house is good you should get close to your 250. I have one that's on the far side of my house....wi-fi won't reach and it gets just a few Mbs below my maximum speed.

However, flip the XY axis on it’s side, and approximately ~73 ft away gives you a marketable signal, so a third of that should give you a signal close to the unit’s advertised rating, or in your case close to 250 mbps. Realize that this utilizes a house’s electrical wiring and therefor may hit a sub panel before it even gets to the panel your router or adaptor is on.
