• Director's Cut is on the blu-ray only while it seems the theatrical cut is only on the 4k disc. It would appear the extras are on the 4k disc only. I don't know if this is how it is only in the Best Buy exclusive steelbook. It could be different in the mass market disc releases.

• The Director's Cut looks to be a special feature of all bluray or higher copies of the movie. Most Best Buy digital codes transfer to Movies Anywhere and/or Vudu and the director's cut is listed on Vudu's feature list for the film, and if it's there it will be included on the disc as well.

• Comes with the director's cut which adds a full half hour to the film.

• Yes the 3 hour director’s cut is included. Special features are interviews with Stephen King, and director/screenwriter Mike Flanagan. And the making of Doctor Sleep: A New Vision . Return to the Overlook.

• The Blue ray has the director’s cut.

• Yes, the directors cut is on the BLU ray only though, NOT the 4K. Special features I didn't really look at but I think behind the scenes / making of kind of stuff

• The 3 hour directors cut is on the Blu Ray while the 2 hour 30 minute theatrical cut is on the 4K disk. There are making of features, 3 or 4 of them, but they are only on the 4k disk.
