The instructions note to ensure that the outside wall bracket is level or very very slightly tilting out. I installed unit so that the top of the outside wall bracket was level (the one you set the AC unit on) and have not had any problems with condensation. Since I have wood siding the little bracket rubber feet would not sit nicely. For me I fabricated a simple 1x2 redwood spacer that the AC bracket rubber feet rest on to get the top of the perfectly level. Worked for me.

You will find the drainage hole underneath the exterior part that hangs out of the window. It needs a professional technician to check the unit.
