nba 2k12 it kept skipping and stopping

this game keeps skipping during non internet play, plus it stops and stays stuck at certain points of the game like when it loads a saved setting or at the end of the playoffs. i exchanged games at the store and both discs works the same. so its not the disc and my system is fine as i dont have ANY problems with my other games new or used.
