The Guardzilla app allows you to set auto arm, which detects when your phone is outside of the Geo-fence you choose upon setting up the auto arm feature. Once it has determined you have " vacated the area " if you have the auto arm set, it will arm itself. As for the apartment building, dependent on the location of the laundry or other common areas, if it's outside the Geo-fence, in theory the unit should auto arm. Test it, set up the auto arm, and head down to the common area, if the unit does not arm itself try adjusting the geo-fence. Otherwise you may have to set it manually. Note you can only set auto arm for one ( 1 ) device, regardless of the number of Guardzilla cameras you may have. Hope this helps.
