• doesn't matter who owns it ... just need internet service from any modem and any provider. although some are faster than others!

• Either is fine, this just acts as the router for your wifi. Doesnt matter if your modem is yours or rented.

• I have Optimum and its rented, you just return what you don't need and they stop charging you. I assume your cable company is the same.
